Ottawa property management

Your rental, looked after properly.

Rentwise finds good tenants for Ottawa homes and condos, then manages the tenancy from start to finish. You get one point of contact and a monthly statement you can read in two minutes.

Why owners call us

Calm, plain-spoken, and local.

Most owners don't want a property manager. They want the rent to arrive, the furnace to work in January, and to hear about problems before they become expensive. That's the whole job, and it's how we've built Rentwise.

Straight answers

Fees, timelines and every decision in writing before you sign anything. No surprise charges on the statement.

Ottawa, street by street

A condo in Centretown and a townhouse in Barrhaven rent to different people at different prices. We price each unit against its own neighbourhood.

Ready for winter

Ottawa winters are part of the job: furnace checks in the fall, a snow plan before the first storm, and a number tenants can actually reach.

Services

Two ways to work together.

Some owners only need the right tenant. Others want someone to handle the whole tenancy. Both start the same way: a walk-through and a written plan.

For owners who self-manage

Leasing

We price, list, show and screen, then sign the tenant on the Ontario Standard Lease. After move-in, the keys and the relationship are yours.

  • Asking rent based on recent nearby leases
  • Photos, listing and every showing
  • Application, income and reference checks
  • Lease signing and move-in inspection

Full management

Everything in Leasing, then we stay on: rent collection, repairs, renewals and the paperwork Ontario requires, with one statement each month.

  • Rent collection and follow-up on late payments
  • Repairs through local trades, within limits you set
  • Renewals and rent increases on the correct notice
  • Move-out inspection and deposit reconciliation

How a lease comes together

Six steps, and you always know which one you're on.

  1. Walk-through

We visit the unit with you, note anything worth fixing first, and agree on an asking rent.

  2. Photos and listing

Daylight photos, an honest description, and the listing goes live where Ottawa renters look.

  3. Showings

We handle every viewing and tell you afterwards what people said.

  4. Screening

Completed applications, income and employment checks, credit and landlord references.

  5. Lease

Signed on the Ontario Standard Lease, with deposits collected before keys change hands.

  6. Move-in

A dated, photo-documented inspection, so move-out is a comparison, not an argument.

Ontario rules

The paperwork, done right and on time.

Ontario's rental rules are specific, and small mistakes are slow and costly to undo. These are the details we keep track of for you.

N1 · 90 daysWritten notice of a rent increase at least 90 days before it takes effect, once every 12 months

Who we work with

Condos, townhouses, semis and basement units.

Rentwise is built for people with one or two rentals: a condo kept after moving, a townhouse bought as an investment, a basement unit in the family home. You don't need a portfolio to get a careful manager.

We work across Ottawa, from Centretown and Hintonburg to Kanata, Barrhaven and Orléans.

What would your place rent for?

Tell us the address and a little about the unit. We'll come back with an asking rent based on what similar homes nearby actually leased for, and a plan for filling it.
